The owners of this house only purchased it a few months ago but their jobs were transferred, so they're selling. West Grover is just off Shoshone and the Ridenbaugh Canal flows along the rear lot line. The street is pleasant with very little traffic.

On the front lawn is an unusually large purple magnolia, as well as other plantings. The house is brick with red siding at the gable ends. The gray roof is new as of 2006. Stairs lead to the covered front stoop.

The front door opens into the living room with a picture window and a pink stone wood-burning fireplace with a mantel and raised hearth. At the back of the house are two bedrooms, each with a closet and built-in cabinet and drawers. The first-floor bathroom still has the well-maintained original tile. Off the kitchen/dining area is a set of stairs leading to a third bedroom over the garage. This attractive, larger room has several windows and two closets. One of the closets leads to attic storage (or maybe a hidey hole for the kids). All of these three bedrooms and the living room have hardwood floors.

The kitchen was completely remodeled just a short while ago and it is beautiful. There are travertine back splashes, tinted concrete countertops and an under-counter double sink. The new cabinets are cherry and all the appliances are aluminum and will remain with the house. The stove is a five-burner gas range, and the refrigerator has French doors with a freezer below, and water and ice in the door. The eating area is set in a window. The lights are colorful, modern and elegant.

A few stairs lead to a door, which leads into the one-car garage with a brand new door and garage door opener. Another set of stairs leads to the remodeled basement. On the right is a pocket door leading to the master bedroom with a lovely window, a closet and drawers built into the under-stair area. The master bath is spectacular with a huge soaking tub and travertine floor and large shower with stone bench.

Across the hall is a well-maintained unfinished basement room. It has washer/dryer hookups, a deep sink, the furnace and air conditioner, the hot water heater and plenty of shelves and space for storage. To help in cooling, there is also a fan in the attic. Back in the corridor on the left is an elegant half-bathroom. At the end of the hall is a big family room with a wet bar and a refrigerator set in beautiful cabinets. The lovely stone fireplace in this room burns gas. There are two windows and a door to the backyard.

Going up the exterior stairs, I see a fully fenced yard with a six-foot fence and automatic sprinklers. The owner has improved the gates so they open easier, and one side of the house has a big double gate in case the new owners want to park an RV on that side of the yard. The covered patio is behind the second bedroom and garage, and is outlined in brick with attractive wood in the cover. There is a fenced garden area, an ornamental fruit tree that blooms pink in the spring, two evergreen trees and evergreen bushes along the back fence. On a hot day, you could open the gate in the back fence, sit in the shade and watch the cold water of the canal flow by.

PROS: There's a lot of space in this house and it has been lovingly renovated with expensive materials. I really like the openness the door from the family room to the back yard provides. The bedroom over the garage is quite charming, and, of course, hardwood floors are a plus.

CONS: Beyond the Ridenbaugh Canal is Rose Hill Road, but the owner says the trees and bushes in the back yard block the sound of traffic. The patio cover intersects one bedroom window, and it would be nice to fix that. The main floor windows are all single-pane.
