Taking a tour of the new Royal Plaza condominium building, I felt like my "Wow" button was stuck in the "on" position. The seven-story structure was constructed at the corner of 11th and Main streets on the site of the former Royal Restaurant. According to the project's interior designer, Suzie Hall of Cornerstone Design, the Royal was one of Boise's only dress-up dining destinations from about 1930-1960. Hall said the Plaza's interior spaces have been designed to pay homage to the former restaurant by combining 1940s style with contemporary amenities.

The Royal Plaza complex provides low-maintenance, downtown living to its residents. How would you like a 24-hour concierge who can receive packages, arrange dog walking, and make reservations at restaurants and for local events like a hockey game or play performance? How cool would it be to walk three blocks to the downtown farmers' market in the summertime to pick up fresh produce for the week and a bouquet of fresh flowers for your dining room table? The ability to bike to dinner at any downtown restaurant and then to a hockey game at The Grove or a movie in BoDo sounds utterly convenient. Plans are still in the works to bring an upscale tavern or coffee shop to the Royal Plaza's street level storefronts. Ultimately, tables and umbrellas will be arranged in the entry courtyard so owners can sit and sip java in the morning or a pint of ale after work right in their urban front yard.

The lobby of Royal Plaza's private entrance is embellished with camel-colored walls, a solid walnut chair railing and swirling damask-patterned carpeting. This is where you ride one of two private elevators up to your home above. The stylish lobby hints at the understated elegance hiding behind each residence's 8-foot-tall, solid walnut front door. The second story of the stucco and brick building is a private parking lot. Each space costs an extra $20 grand. Floors three through six contain the residences, and the seventh floor is a common area featuring an outdoor kitchen and north-facing sunning terrace with a spectacular view of the Boise Front. The seventh floor also features a weight room and storage rooms for each resident to keep Christmas decorations, bikes, skis and other stuff you'd normally store in your garage.

Of the 26 condos inside the building only 15 are still available. Floors three through six all have residential lobbies with loveseats and coffee tables that overlook the intersection at 11th and Main streets below. The condo units come decorated with one of three interior design packages: either the Metropolitan with light wood finishes and touches of modern blue-grey in wall paint and bathroom tile work; the Traditional with medium-tone woods, tan walls and pops of brick red; and the Old World with light-colored travertine tile flooring, dark cabinetry and an earthy paint palette. All of the kitchens feature top-quality stainless steel appliances. Bathrooms are outfitted with tall shower heads, contemporary vessel sinks and wall-mounted faucets. Every corner unit features a roomy, private terrace with unbeatable views of the city. North-facing units have incredible views of the mountains.

Pros: Living in the heart of downtown Boise and being able to walk or bike just about anywhere. Views that range from cool to spectacular. Trash chutes on every floor. Steel and concrete construction provides excellent sound proofing and fire resistance. Too many features to list.

Cons: Twenty grand for a parking space? I'm bummed that I don't live at Royal Plaza.
