1418 N 28th St. 

This home, located at 28th and Lemp streets in the North End, appears to be a traditional farm house. It was built in 1912 and we're guessing it was the first house on the block. A low, white-picket fence borders most of the front yard, and leads to a large covered front porch (perfect for enjoying a cool drink while watching life go by). A few mature trees shade the yard and home from the hot evening sun.

Entering through the front door, the original pine floors are in good condition. To the right is a large living space, and to the left is the dining room. Both rooms are clad in faux wood panel painted in warm inviting yellow and sage with white woodwork and tiled ceilings. The original windows are quite tall—at least five feet—and let in plenty of natural light.

The living room has a new ceiling fan, and the dining room has a new hanging light fixture. Come winter, the ceiling fan will help circulate heat from the large radiant gas unit located in the dining room.

The kitchen is located next to the dining room and has just received a major makeover. It looks like the current owner has fully reworked the kitchen by increasing counter space, and adding a dishwasher, new white cabinets and all new appliances. The countertops are covered in rustic terra-cotta and slate-colored tile and surround a new white double basin sink. The yellow walls really highlight the warm pine wood floorboards.

Just off the kitchen is a full bathroom. This room is clad in white wainscoting and new white tile and vinyl flooring. The tub and toilet have been replaced, but the original double-fauceted porcelain sink still remains.

Back in the kitchen, a small entry space provides access to the back door and in-floor door to the cellar. To the right of this area is a room with new washer/dryer hookups and utility sink. This room provides ample space for a washer/dryer and would benefit from the addition of shelves and storage of some type.

An enclosed staircase in the kitchen leads to the second-floor landing and a bank of built-ins. To the left and right of the landing are two bedrooms. These are both about the same size, and have pine floors and large windows. The closets in each room are small but still have the original clapboard doors. One bedroom has a ceiling fan and it seems the other bedroom could use one, too.

The third bedroom is accessed from the same landing area. This room has been converted from a sun porch and would likely serve as the master bedroom, as it is the largest and has a connected bathroom. The walls are painted tan, and we suspect a pine wood floor lies underneath the tan carpet. The original wood ceiling is still exposed and has been stained (but not painted) a dark brown. This room faces northeast, and new vinyl windows on three walls let in lots of morning light. The brand-new bathroom has tile similar to the kitchen and a nice bureau-style cabinet with a sunken sink.

The yard is small (0.11 acre), but the house is situated to maximize the usable space. Though the lawn hasn't been very well-maintained, there is a large arbor covered with grapevines, a six-foot fence and plenty of potential. The detached garage is accessed from 28th Street via a chipped basalt driveway and might be a tight squeeze for any car other than a Model T.

This house retains its farmhouse charm but benefits from additions and remodels over the years. It doesn't have forced air/heat, and all the electrical work lies below the ceiling, distracting from the finished look if the rooms. This is a neat home, it just needs a little more attention by someone who loves old North End gems.

HE SAID: Connect the laundry room to the living room and add a set of doors to extend the living space to the back yard.

SHE SAID: Look into forced air and heat. The current window unit is poorly placed and doesn't cut it.

WE AGREE: Attention to landscaping would really highlight the home's character.
