This cute little townhouse will provide its new owner with an open floor plan in a modest Northwest Boise neighborhood. The residence shares one common wall with the neighbor on its north side, but a long, private entry hall acts as a buffer between the attached dwellings.

On the opposite side of this end unit is a grassy common area with a small picnic pavilion, visible from the dining area and master bedroom. The traditional exterior bears khaki stucco and siding topped with fascias painted black. A young honey locust tree on the small, shared front lawn helps to visually separate 5058 Partagas from its attached neighbor.

A handful of tidy shrubs line the front walkway leading to the home's glossy black front door. Inside, you enter the long hallway that opens to a great room situated at the rear of the home, where you'll find the living room, an informal dining space and the kitchen. The private quarters sit toward the front of the abode and are composed of one bedroom, one full bathroom and the master suite.

Walls and carpeting throughout are the color of vanilla ice cream, and cabinets in the kitchen and bathrooms are a light, natural color. The neutral color scheme could use a touch of earthy color to prevent the onset of eye-bulging madness that sometimes comes from living in a stark environment.

A washer and dryer are provided in the laundry room. All exterior and roof maintenance, and mowing service for both the front and back lawns are included in the homeowner's association dues of $350 every three months.

The main living space is bright and open due to the vaulted ceiling and east-facing windows in the living room. The windows provide views of the tiny back yard, where there is a partially covered concrete patio and a narrow strip of lawn that could accommodate an al fresco dinner party for 10 to 12 people.

Back inside, the compact kitchen is open to the great room and features a snack bar with taupe laminate countertops, a deep, porcelain double sink, white appliances and sheet vinyl flooring.

The full bathroom features a single vanity and an acrylic bathtub/shower combo. A window seat in the bedroom looks out on the front walkway, so the new owner might like to add a few showy hydrangeas to the shaded planter by the front door in order to enhance the view from the room. The master bedroom has a vaulted ceiling, a plant shelf above the walk-in closet and a view of the grassy common area. In the master bathroom you'll find a single vanity and an acrylic shower with a molded seat.

The neighborhood surrounding this townhouse is composed of single-family residences. You can shop for groceries at Wal-Mart and Albertsons, located one mile away at the bustling intersection of State and Glenwood streets. Reputable independent pizza, Italian and Mexican restaurants, as well as morning java, are all located just a one-mile pedal from your front door.

Less than two miles away is the paved Greenbelt that runs for 25 miles along the Boise River, popular with walkers, runners and bicyclists. Minor league baseball games at Hawks Memorial Stadium, horse races at Les Bois Park, and roller derby and gun shows at Expo Idaho on Glenwood are also about two miles away.

Pros: Townhome with open floor plan located close to shopping, restaurants and entertainment.

Cons: Stark walls beg for color.

Open House: Saturday, Sept. 6, 2-4 p.m.
