Developers: No Reservations About Building Three New Downtown Boise Hotels

Two separate hotel construction projects on Capitol Boulevard (across the street from one another) are going up fast: a 186-room Marriott Residence Inn on the site of the old Dunkley Music building, and the Inn at 500 in the former parking lot behind The Flicks. Yet builders of a third hotel, a 152-room Hyatt Place say it could open first when the doors swing open in March 2017.

The five-story, $20 million Hyatt Place is being built between 10th and 11th streets at 1024 W. Bannock St., on what was a parking lot.

Capital City Development Corporation is expected to take up a participation agreement with developers of the new Hyatt Place on Monday, March 14. The agreement would make the public right-of-way space along Bannock, 10th and 11th streets eligible for $452,000 of public reimbursement for streetscapes, trees, landscaping and lights.

Meanwhile, the Gardner Company has decided to scale back plans for a new downtown Boise development on a five-acre lot known as Parcel B, which is bordered by Myrtle, Front, 11th and 13th streets. Gardner had originally planned to build two hotels on the site but has instead opted to construct a 145,000-square-foot office building, 600-space garage and 5,000-square-foot retail building. Gardner officials say they want to leave a portion of the parcel empty in anticipation of future development.
